Position Summary: 
The Maintenance Associate assists the Building Engineer in performing various building maintenance tasks of both a technical and non-technical manner
Key Duties & Responsibilities: 
Key responsibilities include: • Drywall repair including excellent spackling and painting skills. • Basic electrical, including replacement of lighting components, including the re-wiring of high-voltage ballasts, fixtures and other electrical components • Plumbing: Plumbing: replace failed components in water closets, sinks and other miscellaneous plumbing tasks. • Heating, Ventilation and Air Conditioning: with direction from engineer, assists in making adjustments to various controls to equalize distribution of tempered air. • Daily oversight of, and building liaison to, the janitorial service company. • Perform daily building walk-through performing a visual assessment of needed repairs and safety concerns. • Other general maintenance tasks such as painting, moving furniture and assisting building staff as needed.
Education, Knowledge, Skills & Abilities: 
Successful candidates for this position will possess the following skills and experience: • General and business knowledge equivalent to a high school diploma with 3-5 years of related experience in building maintenance. • 2+ years experience supervising maintenance personnel. • Ability to effectively work both as a team and individually on small to medium sized repair/maintenance projects • Basic carpentry skills including but not limited to simple wall framing, door installation, drywall repair and painting. • General knowledge of basic electric, plumbing and HVAC operating systems • Well-developed communication and interpersonal skills to deal effectively with building personnel, visitors and vendors. • Mechanical dexterity sufficient to use hand tools safely and efficiently • Ability to learn and understand the mechanical infrastructure of a high-rise building, at least to the extent of being capable to identify the primary source of an emergency and disable the appropriate components. • Familiarity with PCs and card access security systems. • Sufficient manual dexterity for operation of PC keyboard and other standard office equipment. • Able to lift and carry up to 75 lbs.
